What's Included in a Home Inspection
EXTERIOR - grounds, sidewalks, driveway, foundation, siding, porches, decks, roof covering and condition, chimney, gutters, skylights, patios, vegetation too close to the house.

GARAGES - All garages will be inspected both on the exterior and interior. Also inspected the structure, all vehicle garage doors, other doors will be inspected for function and fire safety. The garage electrical system and outlets, walls, ceiling and attic will be inspected. To sum up, the complete garage will be inspected.

INTERIOR OF HOUSE - All rooms which included floors, walls, ceiling, trim work, stairs, windows, doors, lights, electrical outlets, all bathrooms and water fixtures, fireplaces, heat and a/c supply and returns.

KITCHEN - Structure, floor, walls ceiling, tile work, all cabinets, counter tops, drawers, stove, sink and sink plumbing, ventilation, all kitchen fixtures, electrical outlets, microwave, garbage disposal, the dishwasher will be run through a full cycle.

BATHROOMS - The bathroom will be inspected very carefully because water rots wood and the bathroom is where there is heavy water use. 
The bathroom inspection included, floor and tile work, walls and ceiling, toilet, sink, shower pan and tile work, bathtub and tile work around the tub, lights, water flow and pressure, cabinets and visible plumbing.

BASEMENT AND CRAWLSPACES - Structural, foundation floor, walls for cracks or damage, windows, main beams and floor joists, finished basements, water or moisture penetration, visible plumbing and visible electrical wiring.

PLUMBING - All visible plumbing lines will be inspected and given a water test when possible. Which means all bathroom and kitchen fixtures and laundry plumbing and drainage. Main water Line and shut off valve.  sump pumps will be inspected and tested when accessible and the type that can be tested by lifting the float.

HEATING and A/C SYSTEMS - The heating system will be run and tested for function and condition. This included the furnace function, filter and a heating supply in every room. The a/c system will be run and inspected
when possible, the a/c systems cannot be run in cold weather.

ELECTRICAL SYSTEM -  The Main Line coming into the house, the electrical panel and visible wiring, electrical outlets and light function.

ATTIC AREA - Structure, flooring, rafters, roof decking, ventilation, Insulation, chimney and areas around the chimney, Inspect for water and visible moisture penetration. Any windows or vents and bathroom fan vent discharge area when possible.

 WHAT’S INCLUDED IN A STANDARD HOME INSPECTION
EXTERIOR OF HOUSE – Foundation, roofs, chimney, windows, doors, porches, decks, patio, gutters and downspouts, sidewalk, driveway, garages, grading and drainage.
KITCHEN INSPECTION – walls, floor, ceiling, cabinets, counters, sink, stove, all appliances, electrical outlets, lights, windows and doors.
INTERIOR ROOMS – floors, walls, ceilings, windows, doors , closets, heat supply system and electrical outlets 
BATHROOMS – floor, walls, ceiling and tile work, toilet, shower, tub and sink, Jacuzzi and venting system. A special test for water flow and pressure will be conducted on all shower heads.
ATTICS – when accessible, structure, roof deck, rafters and ventilation and insulation and the bathroom fan ventilation line
BASEMENT AND CRAWL SPACES – foundation walls, basement floor, main beams and floor joists, windows, sump pump, and inspect for water and moisture penetration.
HEAT AND A/C – furnace, hot water heater, and the central air conditioning system will be inspected and tested
ELECTRICAL SYSTEM – the inspector will open and inspect the electrical panel, identify the type of wiring, inspect the electrical outlets, test the lights and make general overall inspection and evaluation of the electrical system and conditions.
 PLUMBING SYSTEM – inspect the main water valve, water lines, drain lines. The plumbing inspection includes the inspection of the hot water heater and testing of all toilets, sinks, bathtubs and showers.

 
Trees Near The House That Cause Damage
Tree limbs that overhang the roof can cause expensive damage (1) limbs that brush against the roof shingles when the wind blows can cause a roof leak by damaging the shingles (2) Carpenter ants get into the house by tree limbs. They go from the tree trunk to the limb and then onto the roof and the last stop is into the house. (3) In a high wind storm a limb can break off and damage the roof and other areas of the house.
NOTE - trees planted to close to the house the roots of the tree can do damage to the foundation, driveway and sidewalks.


RAIN GUTTER AND DOWNSPOUT PROBLEMS
 Rain gutters should be cleaned out at least once a year and if you have trees near the property gutter cleaning should be done more often. Many home owners don't take the gutter and downspout maintenance to seriously and the neglected maintenance leads to a host of problems. Listed are two of the main problems that  can develop when gutter and downspout maintenance is deferred. (a) when the gutter are not cleaned and leaves and dirt block the gutter water flow, the rain water starts overflowing  and running down the side of the house. This situation can lead to siding damage, water penetration into the house walls which can cause mold in the walls. Needless to say, any kind of mold problem can lead to health problems.
(b) Rain gutter downspouts discharging water right alongside the foundation is a common problem that can cause water penetration into the basement. Again, water penetration into the house can cause material damage and a mold problem.
The gutter downspouts should discharge the rain water at least four feet from the foundation to minimize water penetration into the house.



Story about Mold in the Basement Bedroom 
 I did an inspection on the house that had a finished basement which was used as a bedroom for two teenage girls. I spent about 15 or 20 minutes in the basement examining the furnace, the hot water heater, the foundation and the other items in the inspection. After about 15 minutes I started to get a sore throat, I knew instantly what the problem was; there was a serious mold problem in the basement behind the finished walls. There was one area that I could see behind the finished wall from the furnace room. When I shined my flashlight behind the finished wall all one could see was black mold. Mold so thick on the concrete foundation walls I couldn’t believe that these two girls were actually sleeping in this basement bedroom. I knew that this was a serious mold and health problem and it was going to be expensive to tear down the finished walls and clean out the mold. I asked the owner of the house, the mother of the girls, if the girls were always sick and mother answered yes they're always sick and missing school why do you ask ?. I informed her that there was a serious mold problem in the basement and mold problem was probably the reason the girls were sick and missing school. Needless to say once the buyer found out how much mold was in the basement he terminated the transaction and didn't buy the houses The seller, hired several of men from church to help her removed the finished wall and clean the mold off the foundation walls. It took them two weeks to clean out the mold and refurbish the finished basement. Even though it's not included in the home inspection, with our company, when the inspector sees mold he will give a courtesy report and put it in the report with photos because it’s a real health safety hazard. Mold is like old age. it sneaks up om you all of a sudden you don't feel good.
