Safety Tip, wooden deck safety issues
The spacing between the balusters on a deck or porch should be no more than 4 inches wide. Wider than four inches is considered a safety hazard because small children have stuck the head through baluster and have gotten some serious injuries. Another area of concern is under the bottom of the safety rails, some times but not common is to have a large space under the rail that a small child can crawl under and fall off the deck. Another safety hazard with wooden decks is the finish of the wood particularity the hand rails. The rain and harsh weather warps and splinters the wood which can cause some large splinter injuries. For this reason the condition of the wood surface should be sanded if rough and the deck water sealed at least once every two years. While inspecting for deck safety check the steps and the steps hand rails. Make sure that the hand rails are sturdy and not loose and check the steps for wood rot or softness in the wooden steps. Another problem noted with wooden deck steps is the footing of the steps. If the steps are not setting solid on concrete but are just setting on the ground, sooner or later the nose of the stringer will start to sink in the dirt and the steps will pull away from the deck. Wooden decks require a lot of maintenance and if the up keep is neglected it’s very easy to lose a deck because of wood rot and water damage. Because of the high maintenance some of the newer decks are being constructed with vinyl covered rails and the floor is constructed with composition type material that looks like wood but is much more weather resistant than treated wood.
NOTE- The composition type material cost much more than the standard wood
material but requires a lot less maintenance .

DECK INSPECTION
Our certified home inspection includes a visible inspection of: DECK MATERIAL - Although there are many types of material used for decks, for the purpose of this article, we will example the most popular type deck which is the wooden deck. Usually wooden decks are be made with treated lumber to avoid wood rot and termites. Our certified home inspection includes a visible inspection of exposed areas of : DECK SUPPORTS - Besides having the proper treated wood and condition of the wood, equally important is the deck support system. Our inspector will inspect very carefully the following exposed areas of : (A) The way the deck is mounted to the house. The deck should really be lag bolted to the house not just nailed. And, it should sit on a strong ledger strip or it should be supported by metal brackets that are attached to a header and ledger strip. (B) The support posts should pressure treated wood and should rest on a concrete footing and not in direct contact with the soil.
Our certified home inspection includes a visible inspection of : DECK RAILS AND STAIRS - the deck rail and stairs should be checked for condition and safety. A raised deck should have a rail around the parameter as a safety precaution. If the deck is used by small children, extra protection is needed with the guard rails, the rail opening between the balusters should be no more that four to five inches wide.
With safety rails having the balusters only 4 inches wide children cannot stick their head through the balusters and get injured.

Buyers Information Tip
Damaged Vinyl Siding
The smallest damage to vinyl siding can be very expensive repair especially
if the damage is high up on the side of the house. The simple reason being
that to replace the damaged piece of siding a large area of siding may have
to be removed to replace the damaged section of siding. Whenever the home
inspector discovers damage siding and calls for a licensed contractor to evaluate
the damage siding it's important have it evaluated and exact prices known for
the repair before closing. The last thing a new owner needs is a surprise 1000.00
dollar siding repair because he didn't get exact repair cost because the repair
didn't look like a big deal, it was only a little hole in the siding.

Advise - get an exact repair cost for any vinyl siding damage before
closing, otherwise you may be surprised at the cost of what appears
to be a minor repair.

Buyers Information Tip
Three Deadly Mistakes Every Home Buyer Should Avoid Deadly

Mistake #1: Thinking you can't afford it.
Many people who thought that buying the home they wanted was simply out of their reach are now enjoying a new lifestyle in their very own homes.
Buying a home is the smartest financial decision you will ever make.  In fact, most homeowners would be broke at retirement if it wasn't for one saving grace -- the equity in their homes.  Furthermore, tax allowances favor home ownership.

Real estate values have always risen steadily.  Of course, there are peaks and valleys, but the long-term trend is a consistent increase.  This means that every month when you make a mortgage payment, the amount that you owe on the home goes down and the value typically increases.  This "owe less, worth more" situation is called equity build-up and is the reason you can't afford not to buy.
Even if you have little money for a down payment or credit problems, chances are that you can still buy that new home.  It just comes down to knowing the right strategies, and working with the right people.  See below.

Deadly Mistake #2: Not hiring a buyer's agent to represent you.
Buying property is a complex and stressful task.  In fact, it is often the biggest, single investment you will make in your lifetime.  At the same time, real estate transactions have become increasingly complicated.  New technology, laws, procedures, and competition from other buyers require buyer agents to perform at an ever-increasing level of competence and professionalism.  In addition, making the wrong decisions can end up costing you thousands of dollars.  It doesn't have to be this way!
Work with a buyer's agent who has a keen understanding of the real estate business and the local market.  A buyer's agent has a fiduciary duty to you.  That means that he or she is loyal only to you and is obligated to look out for your best interests.  A buyer's agent can help you find the best home, the best lender, and the best home inspector in your area.  That inspector should be an Inter NACHI-certified home inspector because Inter NACHI inspectors are the most qualified and  best-trained inspectors in the world.
Trying to buy a home without an agent or a qualified inspector is, well... unthinkable.

Deadly Mistake #3: Getting a cheap inspection.
Buying a home is probably the most expensive purchase you will ever make.  This is no time to shop for a cheap inspection.  The cost of a home inspection is small relative to the value of the home being inspected.  The additional cost of hiring a certified inspector is almost insignificant by comparison.  As a home buyer, you have recently been crunching the numbers, negotiating offers, adding up closing costs, shopping for mortgages, and trying to get the best deals.  Don't stop now!  Don't let your real estate agent, a "patty-cake" inspector, or anyone else talk you into skimping here.
Inter NACHI front-ends its membership requirements.  Inter NACHI turns down more than half the inspectors who want to join because they can't fulfill the membership requirements.

Inter NACHI-certified inspectors perform the best inspections, by far.  Inter NACHI-certified inspectors earn their fees many times over.  They do more, they deserve more and -- yes -- they generally charge a little more.  Do yourself a favor...and pay a little more for the quality inspection you deserve.

Water Intrusion into the Home, The Hidden Enemy
Article By Gerald Warren

Old Cast Iron Drain Pipes
Many old houses in the 60 plus years old range have cast iron drain pipes. The cast iron pipes are very reliable but with age there are a few areas that could develop problems. For the purpose of this short article, the author will describe three of the most common problems with the old cast iron drain pipes.
(1) The most expensive repair is probably when tree roots get into the in ground pipe that runs between the house and the main sewer. Many times the pipes can be cleaned out temporarily with a drain pipe clean out service. However, with tree roots in the drain pipe system sooner or later the in ground drain pipes will have to be changed, which could be very expensive.
(2) long horizontal runs of cast iron pipes in the house are susceptible to sewer gas to cause the pipes to split open at the top of the pipe.  Yes, that's right I said at the top of the pipe not the bottom. The sewer gases split the pipe open at the top not the bottom. When it splits open the pipe doesn't leak but there could be a sewer gas smell in the house. Needless to say, the split open pipe will have to be changed.
(3) Sometimes the old cast iron pipes develop leaks at the seams where the pipes are connected, seam leaks can be repaired. Another problem with the old cast iron pipes is pin hole leaks in the pipe. both problems can be repaired without changing the pipes, in fact, there are some very good after market plumbing sealers that can be used to repair seal and pin hole leaks.
