Safety Tip, wooden deck safety issues
The spacing between the balusters on a deck or porch should be no more than 4 inches wide. Wider than four inches is considered a safety hazard because small children have stuck the head through baluster and have gotten some serious injuries. Another area of concern is under the bottom of the safety rails, some times but not common is to have a large space under the rail that a small child can crawl under and fall off the deck. Another safety hazard with wooden decks is the finish of the wood particularity the hand rails. The rain and harsh weather warps and splinters the wood which can cause some large splinter injuries. For this reason the condition of the wood surface should be sanded if rough and the deck water sealed at least once every two years. While inspecting for deck safety check the steps and the steps hand rails. Make sure that the hand rails are sturdy and not loose and check the steps for wood rot or softness in the wooden steps. Another problem noted with wooden deck steps is the footing of the steps. If the steps are not setting solid on concrete but are just setting on the ground, sooner or later the nose of the stringer will start to sink in the dirt and the steps will pull away from the deck.
Wooden decks require a lot of maintenance and if the up keep is neglected it’s very easy to lose a deck because of wood rot and water damage. Because of the high maintenance some of the newer decks are being constructed with vinyl covered rails and the floor is constructed with composition type material that looks like wood but is much more weather resistant than treated wood.
One more word of caution about wooden decks, if the deck is not properly maintained, the deck soon becomes a safety hazard. There have been many a terrible accident when a poor conditioned deck collapsed with several people on the deck and the deck couldn't hold the weight. When a wooden deck is not maintained the wood deteriorates and the deck can become a serious safety problem very quickly.

Buyer's Information Tip - Main water Valve Location
  Everyone in the household should know where to shut off the water to the house in case of a water leak. Knowing where the main valve is located can save a lot of money in water damage. Our inspectors will show the buyer where the main valve is located. Another good idea is to put a tag on the valve that the valve is the main valve and turning the valve shuts off all the water to the house. In an emergency people are afraid to turn valves unless they know exactly what the valve controls and for that reason write on the valve tag exactly what the valve controls .Needless to say the main valve should be easy to turn in an emergency there no time to go looking for a pliers to turn off the valve. Another good tip about the main valve is that it’s advantages to have it located in an easy access area. For example if the valve is located in back of a dark crawl space, women and children are not going to crawl in the crawl space to look for the valve. I know one lady after she had a very expensive water damage incident when a large leak developed and no one could find the main valve that was located in the back of the crawl space. Well after the plumbing repairs were made she had the main valve piped up to the main floor and installed in a closet. She then had everyone in the household instructed where the valve is located.
Remember, uncontrolled water is the enemy; it can do severe damage if not controlled.

Firewood should be stored outside and covered to keep moisture out of the wood. There are a few precautions one should take when it comes to firewood for the home fireplace.  (a) Don't store firewood in the house just in case you may want to start a fire, you could be bringing bugs and mold into the house. (b) Be careful of free firewood, the tree may had to be cut down because of disease and you don't want to bring diseased firewood onto your property.
Another tip, before burning firewood we recommend reading about the different type of wood and how the wood burns and the wood that should not be burned. Certain woods create high levels of creosote in the chimney which can cause a chimney fire. Note - One off the toughest fires to put out is a chimney fire.

Clothes Dryer Maintenance
US Consumer Safety Commission estimates that there are 15500 clothes dryer fires per year with an estimated 19 deaths, 310 injuries and more than 84.4 million in property damage all from clothes dryer fires. Two of the biggest causes of the dryer fires can easily be prevented. The first is lint in the venting system that has caused a blockage in the vent line which caused the dryer to overheat and catch fire. The second cause of fire is putting clothes in the dryer which are stained with a flammable material such as alcohol, gasoline, spot remover, motor oil, etc. The flammable substance could cause an explosion in the dryer which starts the fire.
Another recommendation for dryer fire safety is to use the metal dryer vents instead of the plastic vents. The plastic vents tend to clog up with lint and restrict the dryer from venting which is a safety hazard.
Note - Every once in a while make a visual inspection of the discharge dryer vent area at the exterior of the house. If you see any lent backed up at the discharge area, remove the lent and check and see if the complete vent is blocked.

Hot Water Tank Bonding Wire
The bonding wire helps to complete the electrical grounding of the plumbing systems (only the cold water line is connected to ground). A copper bonding wire is connected between the hot and cold water lines on the hot water tank... Most times the bonding wire connection is just above the tank. This is a safety feature that should be installed when the tank is changed or if you have an older heater without a bonding wire it's an easy do it yourself job. There are two schools of thought on the reason for the bonding wire:
(1) Helps to complete the electrical ground of the plumbing system
(2) The bonding wire can divert electrolysis from the anode rod and tank which may actually extend the life of the tank. In other words, without all the high tech talk, the bonding wire may extend the life of the hot water heater.
  Note - the manufactures estimated life of a hot water heater is 10 to 12 years, the date is on the ID tag. If the heater is over 12 years old we recommend that it be changed before it leaks and does damage.
  For whatever reason, the state of New Jersey requires a bonding wire and a bonding wire should be installed on any new or replacement hot water heaters
As previously mentioned, for the do it yourself , the bonding wire is an easy job the cost of the wire and clamps is about ten to fifteen dollars from a home improvement store.

  For fire safety the door from the garage to the house should be a solid wooden door or a door with metal covering on the garage side of the door. The reason being, this is a fire prevention to delay a fire from traveling into the house for at least 15 to 20 minutes.   If you have an old house from the early nineteen hundreds chances are the electrical system has been update. However, if there still knob and tube wiring in the home we recommend for safety that the old knob and tube wiring be removed and the electrical system up dated to handle modern day electrical demands. Two more tips about knob and tube wiring (1) Home owner insurance cost three times the normal fee if the insurance company has to insure a home with knob and tube wiring. (2) Make sure you have no functional knob and tube wiring if your insurance company is insuring the house that is reported to have modern day up dated wiring. If a fire happens and one line is found to still have knob and tube wiring that one line could void the policy. In plain English, play it safe and remove all knob and tube wiring for safety and to meet the requirement of the insurance company.
