GARAGES - All garages will be inspected both on the exterior and interior. Also inspected the structure, all vehicle garage doors, other doors will be inspected for function and fire safety. The garage electrical system and outlets, walls, ceiling and attic will be inspected. To sum up, the complete garage will be inspected.

HEATING and A/C SYSTEMS - The heating system will be run and tested for function and condition. This included the furnace function, filter and a heating supply in every room. The a/c system will be run and inspected

Winterize the exterior water valves
The best way to assure that the exterior pipe and valves won't freeze and become damaged is to turn the water off to the exterior valves. Find the valve that turns the water off to the exterior valves and turn the water off. Then open all the exterior valves and drain the water that may still be in the water lines. If you don't know where the valve is located to turn the water off to these valves follow the pipe back that supplies the water and somewhere along the line you will find a turn off valve.
NOTE - Everyone in the household should know where to turn off the main water valve in case of an emergency and the valve should be easy to turn. There is nothing more frustrating that to have a serious water leak and no one knows where to turn the water off.

This inspector has seen some serious damage
from improperly sloped patios. One house I inspected the patio was butted up
against the house with a negative slope that was bringing water towards the house
and the height of the patio was level with the sliding glass door. With the
constant flow of water up against the house the water penetrated the house and
rotted the floor by the sliding glass door. Another house I expect with severe
damage was. An old house with an old brick foundation, the owners installed a new
concrete patio up against the foundation and in a very short time the water
started to deteriorate the brick foundation. To stop the foundation
deterioration the patio had to be removed and the foundation repaired. Some other problems caused by improperly
install patios are as follows:
Large concrete patios without any expansion joints, this causes cracking in the concrete and eventually damages the patio with large cracks.
Patio that's installed a few inches above the ground can become a trip hazard
A thin concrete patio that does not have a good stone foundation and is installed over soft soil crack all over the place creating and low spots which catch rain and cause standing puddles.
ELECTRICAL SYSTEM - Besides knowing where to turn off the water at the main valve, everyone in the household should know where to turn off the electricity at the main panel. I personally know of a case where a lady who moved into a new apartment and few days after moving in she felt a warm wall. She called the landlady to inform her of the warm wall thinking she had some type of electrical short in the wall. The landlady said I don't know where to turn off the electricity will just have to wait till my husband comes home from work. Well needless to say they weren't that lucky, the wall caught fire and the fire department was called to put out the fire.

HOUSE KEY - It's also a good idea to hide a entry key somewhere outside the house where everybody knows where it's located. Every once in a while we get locked out of the house and a spare hidden house key, as the saying goes, is a life saver.
CAR KEYS - it's also good idea to have spare car keys in the house and the keys should be located in one spot so everyone knows where the keys are located. Once again, sooner or later a household member will call saying I locked myself out of the car and you have to come with the extra key.
HEATING SYSTEM - every heating system furnace has an emergency switch, all household members should know where that switch is located so they can to turn the furnace off in case it starts rumbling or making weird noises.
