The biggest problem with a vacant house inspection is making sure that all the utilities are functional before the inspection. That means the water, the electric and the heat must be functional in order to get a thorough and complete inspection. If any one of the mentioned utilities is turned off and can't be inspected, you are really taking a financial gamble if you purchase the house without a complete inspection. If your buying a bank owned or a quick sale house you may have to pay to have the utilities turned on for a day or two but it's worth the money. The last thing you need is an expensive repair the day you move in because the plumbing, electric or heat wasn't inspected before closing. Sometimes the great bargain is not such a bargain when unknown repairs are discovered, protect yourself, make sure you get a complete home inspection. I personally know a couple that bought what they thought was a great bargain fixer upper without a home inspection. Sad to say they had to live in a substandard house for 5 years before they could get it in condition to sell.



HOME OWNER'S DRYER MAINTENANCE TIPS
CLOTHES DRYER LINT MAINTENANCE REQUIRED FOR FIRE SAFETY

The clothes dryer is one appliance that you can't neglect the maintenance. Many home fire were started by a clothes dryer because of neglected lint cleaning. To maintain the dryer properly and minimize problems we suggest the following Dryer  maintenance.
(1) Always pull out the handy filter just inside the door of the dryer and clean the lint off the filter every time you use the clothes dryer. 
(2) It appears that the major cause of dryer fires is lint build up in the vent line and inside the back of the dryer. We recommend once a year have an appliance contractor come in and clean out the vent and the back section of the clothes dryer.
(3) If your handy and can do the job yourself, we suggest the following maintenance steps
(A) Disconnect the dryer vent from the back of the dryer and with the house vacuum cleaner,  vacuum out any lint that may be packed or laying inside the back section  of the dryer. (b) clean out the vent line using the home vacuum, if it's a very long vent line you may have to vacuum the line from both ends, inside the house and from the outside of the house.
(c) if you vacuumed the vent line from both ends and there is still lint in the line, there is an old trick you can use to clear the line. hook up a leaf blower to the vent line inside the house and blow the remaining lint out of the line
(d) One more tip about clothes dryer vent lines, if you have an old style plastic line we recommend you up grade to the newer type metal lines, they are noted to be much more reliable and functional when it comes to fire safety.
