THE BIG QUESTION: IS A HOME INSPECTION REALLY NECESSARY?
Well, the answer is yes, a professional home inspector could be the difference between the buyer having the dream house or the house that eats one hundred dollar bills.  One of the most costly mistakes a buyer can make is to think “it looks good to me and Uncle Joe thinks it looks good, I don’t think we need a home inspection." A decision based on this type of observation has cost many a buyer thousands of dollars. A professional home inspector inspects houses for a living and will find repairs that could cost the buyer thousands if not discovered before the closing of title.

Why hire a G Warren Inc. home inspector?
G Warren home inspection has one job, protect the buyer by finding costly repairs, we do no solicit business from realtors we work only for the buyer.
We are an independent inspection company; we work for the buyer and the buyer only
We do not solicit business from realtors, all our business comes from referrals from former clients and the internet. We feel to put brochures in real estate offices and solicit business from realtors is a conflict of interest.
We have a written money back Guarantee

We have four experienced professional inspectors that conduct thorough inspections and will explain to the buyer the repair problems in simple language.

Buyer's inspection tip on in ground pool inspection
Foundation damage from a leaking swimming pool
It may sound crazy but a leaking in ground swimming pool can do serious damage to the foundation. The modern-day in ground swimming pools have automatic water make up for water that evaporates, this feature unfortunately never lets the owner know that the pool is leaking, the water level is always perfect even though it could be leaking as much as 50 gallons a day. If the leaking water flows up against the foundation over time it can do some serious damage and for this reason our home inspectors will always inspect very carefully the foundation wall facing the pool for any signs of water damage. On the side of caution we always recommend that the home inspection be done first and the pool inspection later. The reason being if the home inspector discovers a damage foundation wall facing the pool, the buyer may not want to buy the house and it's senseless to be paying for a pool inspection. We recommend that the pool inspection be taken very seriously and conducted after the home inspection. As an example of how serious a pool leak can be, we inspected one house in south jersey that had a twenty thousand dollars foundation repair caused by a serious in ground pool leak.

The Blog has over 170 information and safety tips.
Main water Valve Location
Everyone in the household should know where to shut off the water to the house in case of a water leak. Knowing where the main valve is located can save a lot of money in water damage. Our inspectors will show the buyer where the main valve is located. Another good idea is to put a tag on the valve that the valve is the main valve and turning the valve shuts off all the water to the house. In an emergency people are afraid to turn valves unless they know exactly what the valve controls and for that reason write on the valve tag exactly what the valve controls .Needless to say the main valve should be easy to turn in an emergency there no time to go looking for a pliers to turn off the valve. Another good tip about the main valve is that it’s advantages to have it located in an easy access area. For example if the valve is located in back of a dark crawl space, women and children are not going to crawl in the crawl space to look for the valve. I know one lady after she hard a very expensive water damage incident when a large leak developed and no one could find the main valve that was located in the back of the crawl space. Well after the plumbing repairs were made she had the main valve piped up to the main floor and installed in a closet. She then had everyone in the household instructed where the valve was located and how to turn it off in case of water emergency.
