THE BIG QUESTION, IS A HOME INSPECTION REALLY
NECESSARY?
Well, the answer is yes, a professional home inspector
could be the difference between the buyer having the dream house or the house
that eats one hundred dollar bills. One
of the most costly mistakes a buyer can make is to think “it looks good to me
and Uncle Joe thinks it looks good, I don’t think we need a home inspection. A
decision based on this type of observation has cost many a buyer thousands of
dollars. A professional home inspector inspects houses for a living and will
find repairs that could cost the buyer thousands if not discovered before the
closing of title.

HOME OWNER'S MAINTENANCE AND INSPECTION TIP
Why do Stone and Concrete Steps Crack Right Where the Hand Rails Enters the Step
The steps crack where the iron hand rails enter the drilled mounting area in the step because the drilled hole is not filled in with concrete to eliminate standing rain water in the hole. With a small amount of standing water in the hole when cold weather comes and freezes the water, the water expands and cracks the step.
This is a very common problem that can be avoided very easily by
filling the hole around the rail entrance into the step with concrete. Holes
around the hand rail supports that retain water is one of the main reasons for cracked steps.

Note: this is a job that can be handled by the average skilled home owner. Just by mortar, that will be concrete stone free, mix with water and fill in the holes. This simple concrete fill in the holes around the rail entry will save the step in the cold weather.
BUILDING AND ZONING PERMITS
Even though a building and zoning permit search at the municipality in beyond the scope of a home inspection, G Warren home inspection always recommends in the report that the permit search be conducted to make sure the proper permits were obtained and closed before the property title is transferred to the buyer. It's not good enough to report that permits were obtained for all the repair or new installation work, the permits must be closed out officially by the municipality. In other words the municipal inspector must go back to the property during the work and after the work is complete. The inspector will inspect the work and write it off as complete and done properly. if the municipal inspector is never called back for the final inspection, the permit remains open for the final inspection, and if the property is sold with open permits, many times the buyer becomes responsible for the final inspection and that could be very costly. The reader would be surprised at the amount of work that is done without obtaining any permits at all. When the municipality discovers that no permits were obtained for the work, or permits were let open, they can make it very costly to obtain the proper permits and write the work off as complete. to sum up, this authors recommendation is to always conduct a permit search and make sure there are no open permits and that the proper permits where obtained for all work or installations that required permits.
