          Roof Shingles, Estimated Useful Life
          Standard roof shingles have an expected life cycle of 18 to 22 years and the timberline shingles function for 30 to 35 years. This is a rule of thumb estimate; the exact life cycle depends on the brand and material composition of the shingle and the weather where the house is located. Two layers of shingles are allowed on a new jersey roof, the reason is very simple, shingles are very heavy and more than two layers could damage the roof structure from the weight and create a safety problem. When installing a new roof it’s always better to have the worn out roof ripped off and a new single layer installed. The reason being that the second layer of shingles is good but many times the old metal flashing's under the first roof deteriorates and causes a leak. Well new second roof or not, a leak is a leak and that means patching a new second roof layer with some type of roof sealer at the flashing areas. Another tip, when getting a new single layer roof make sure the roofer is going to install all new flashing. In other words don’t just go by the lowest price make sure you’re getting a complete new roof with new flashing's. Shingle tip, , check out the 30 years shingles, for a few extra dollars thirty years is better than the estimated 22 years the life of a standard shingle. Note - The roof is the main protection against the elements and has to be leak proof to be 100 percent efficient, we recommend a single layer thirty year shingle when you replace the roof shingles. When a home inspector inspects a roof he is looking at more than the shingles to determine the roof condition. The inspector will also inspect and take a close look at the flat level condition of the roof, looking for what is called in the trade deflections,  meaning obvious low spots which would indicate deteriorated wood  decking. Other areas of concern would be roof valleys and roof flashing, particularly the chimney flashing.
