Negative pitched areas alongside the House that cause water problems  
  A negative pitched sidewalk that has the low side of the sidewalk 
up near the house can cause water or moisture problems in the
basement. In time with water being drained up against the house
with every rain storm,  sooner or later the water will damage the 
foundation. Negative slope grounds that drain water towards the
house can also  create water problems.
When water penetration is discovered in the basement check the
following areas before having an expensive water proof system
installed.
(1)    Inspect the rain downspout discharge area. If the
downspout is discharging water at the foundation and it’s in the
area of noticeable water staining in the basement, there a good
chance that the downspout discharge in causing the problem. The
correction answer may as easy as putting a 5 foot extension on the
downspout and discharging the water five feet from the foundation.
  (2)    Inspect the side walk alongside the house and see if it has a
negative pitch towards the house bringing water up to the foundation.
 If there is a negative slope, it could be an expensive repair to install
a new sidewalk.
   (3)   Check the drive way if it’s the type that is up against the
foundation. Again if there is a negative pitch towards the house this
       could be the water intrusion problem
  (4)   Check the patio and see if it has a negative slope towards the house
  (5) Negative sloped grounds are another factor that could bring water
 to the foundation of the house. These are just a few of the most
common causes of water penetration into the basement of the house.
Uncontrolled water is the enemy; it can be very damaging and the repairs
expensive. When there is a water problem, address the issue as
soon as possible, the longer the problem exist the more damaging
 and expensive the repair. You may spend a few dollars hiring a
basement water proof contractor to evaluate the situation but its worth
it to know how serious is the problem.
