Buyer’s information tip- building and
zoning permits
It’s
always a good idea to check with the township if there are any open permits on
the property you’re buying. An open permit is a permit that was taken out to
install new equipment, or add living space etc., that was never finalized by
the township. To be safe from permit problems always check with the township to
determine if a permit is required before doing home repairs or installations. I
personally know of two cases where the seller never obtained a permit for a
complete plumbing job. When she went to sell the house the town made her get
the complete plumbing job certified by a licensed plumber. To certify the job
the plumber had to open up some walls to inspect the plumbing, the end result
was to certify the plumbing and satisfy the township and receive a closed
permit cost the woman thousands of dollars. The other case the seller built a complete
addition of about 500 square feet without a permit. He also had to pay
thousands of dollars to obtain the proper closed permit before he could sell
the house and needless to say to obtain the proper permit took months and he
lost a good buyer. Lesson learned, get a permit up front it's a lot cheaper in the long run. One other bit of information about not obtaining permits, I know of one town that levies heavy fines up front for not obtaining a permit, I have heard of fines over a thousand dollars.
