Sliding Door Inspection
The first thing to inspect on a sliding exterior door is the locking hardware and inspect the glass and see if there is any moisture between the panes of glass. If the glass is damaged or moisture is found between the panes a new door is needed, it can't be repaired. However, sometimes the manufacture of the door cannot be identified and when identified and found, the bad news is that particular door model is no longer available. There is one more area of inspection that should be addressed and that is the track the door slides on, if the door bumps along when opening or closing a new track may be needed. In this situation many times a complete new door frame and all is required which is very expensive. Needless to say, the inspection of exterior sliding door is an important part of a home inspection. In the event the reader ever has to make an expensive home repair I recommend getting more than one bid for the repair the cost could vary as much as a thousand dollars..
