Buyers Maintenance Tip
Main water Valve Location
Everyone in the household should know where to shut off the water to the house in case of a water leak. Knowing where the main valve is located can save a lot of money in water damage. Our inspectors will show the buyer where the main valve is located. Another good idea is to put a tag on the valve that the valve is the main valve and turning the valve shuts off all the water to the house. In an emergency people are afraid to turn valves unless they know exactly what the valve controls and for that reason write on the valve tag exactly what the valve controls .Needless to say the main valve should be easy to turn in an emergency there no time to go looking for a pliers to turn off the valve. Another good tip about the main valve is that it’s advantages to have it located in an easy access area. For example if the valve is located in back of a dark crawl space, women and children are not going to crawl in the crawl space to look for the valve. I know one lady after she hard a very expensive water damage incident when a large leak developed and no one could find the main valve that was located in the back of the crawl space. Well after the plumbing repairs were made she had the main valve piped up to the main floor and installed in a closet. She then had everyone in the household instructed where the valve was located and how to turn it off in case of water emergency. We have inspected many houses where the main water valve is located in the far corner of a crawl space that's almost impossible to get too because of tight crawl space height. Every time I inspect a house that has a main water valve that's hard to reach I suggest to the buyer's to have the valve moved to an easy access area.
if you live in a cold climate area its a good idea to turn the water off at the main valve if you go on vacation in the cold weather. however, you should check with you heating company if your heating system needs water to function. With some heating systems you may not be able to turn off the water. I know of one case where the owners were on vacation when the heating system failed which caused the water pipes to freeze.
One pipe cracked open and developed a serious leak under pressure. When the owners returned home they found serious damage from running water that had turned to ice in the unheated house in the cold winter climate.

HOUSE FOUNDATION DAMAGE FROM SWIMMING POOL
I know, your asking how can an in-ground swimming pool damage the house foundation. Well, if the pool has a serious undetected leak and the water finds it's way to the foundation wall that faces the pool, over time there can be some serious damage. Today most pool have an automatic water make up system so the water that's lost through evaporation is automatically replaced. What happens, with the automatic water make up system the home owner doesn't see any water loss and has no idea that there may be a pool leak. When our inspector inspect a house that has an in-ground pool, the foundation wall that faces the pool is inspected very carefully for water damage.
To avoid buying a house with damages from a leaking pool, we suggest the following:
(1) Always have the home inspection done first and the pool inspected a day or so later. That way if the home inspector finds foundation damage from the pool, you may not want to buyer the house. Why be paying a pool inspector if you decide not to buy the house.
(2) Never, Never, buy a house with an in-ground swimming pool without a very thorough pool inspection and the pool water filter equipment tested.
