Safety Tip, wooden deck safety issues
The spacing between the balusters on a deck or porch should be no more than 4 inches wide. Wider than four inches is considered a safety hazard because small children have stuck the head through baluster and have gotten some serious injuries. Another area of concern is under the bottom of the safety rails, some times but not common is to have a large space under the rail that a small child can crawl under and fall off the deck. Another safety hazard with wooden decks is the finish of the wood particularity the hand rails. The rain and harsh weather warps and splinters the wood which can cause some large splinter injuries. For this reason the condition of the wood surface should be sanded if rough and the deck water sealed at least once every two years. While inspecting for deck safety check the steps and the steps hand rails. Make sure that the hand rails are sturdy and not loose and check the steps for wood rot or softness in the wooden steps. Another problem noted with wooden deck steps is the footing of the steps. If the steps are not setting solid on concrete but are just setting on the ground, sooner or later the nose of the stringer will start to sink in the dirt and the steps will pull away from the deck.
Wooden decks require a lot of maintenance and if the up keep is neglected it’s very easy to lose a deck because of wood rot and water damage. Because of the high maintenance some of the newer decks are being constructed with vinyl covered rails and the floor is constructed with composition type material that looks like wood but is much more weather resistant than treated wood.
One more word of caution about wooden decks, if the deck is not properly maintained, the deck soon becomes a safety hazard. There have been many a terrible accident when a poor conditioned deck collapsed with several people on the deck and the deck couldn't hold the weight. When a wooden deck is not maintained the wood deteriorates and the deck can become a serious safety problem very quickly.

Buyer's Information Tip - Main water Valve Location
  Everyone in the household should know where to shut off the water to the house in case of a water leak. Knowing where the main valve is located can save a lot of money in water damage. Our inspectors will show the buyer where the main valve is located. Another good idea is to put a tag on the valve that the valve is the main valve and turning the valve shuts off all the water to the house. In an emergency people are afraid to turn valves unless they know exactly what the valve controls and for that reason write on the valve tag exactly what the valve controls .Needless to say the main valve should be easy to turn in an emergency there no time to go looking for a pliers to turn off the valve. Another good tip about the main valve is that it’s advantages to have it located in an easy access area. For example if the valve is located in back of a dark crawl space, women and children are not going to crawl in the crawl space to look for the valve. I know one lady after she had a very expensive water damage incident when a large leak developed and no one could find the main valve that was located in the back of the crawl space. Well after the plumbing repairs were made she had the main valve piped up to the main floor and installed in a closet. She then had everyone in the household instructed where the valve is located.
Remember, uncontrolled water is the enemy; it can do severe damage if not controlled.
