What's Included in a Home Inspection

EXTERIOR - grounds, sidewalks, driveway, foundation, siding, porches, decks, roof covering and condition, chimney, gutters, skylights, patios, vegetation too close to the house.

GARAGES - All garages will be inspected both on the exterior and interior. Also inspected the structure, all vehicle garage doors, other doors will be inspected for function and fire safety. The garage electrical system and outlets, walls, ceiling and attic will be inspected. To sum up, the complete garage will be inspected.

INTERIOR OF HOUSE - All rooms which included floors, walls, ceiling, trim work, stairs, windows, doors, lights, electrical outlets, all bathrooms and water fixtures, fireplaces, heat and a/c supply and returns.

KITCHEN - Structure, floor, walls ceiling, tile work, all cabinets, counter tops, drawers, stove, sink and sink plumbing, ventilation, all kitchen fixtures, electrical outlets, microwave, garbage disposal, the dishwasher will be run through a full cycle.

BATHROOMS - The bathroom will be inspected very carefully because water rots wood and the bathroom is where there is heavy water use. 
The bathroom inspection included, floor and tile work, walls and ceiling, toilet, sink, shower pan and tile work, bathtub and tile work around the tub, lights, water flow and pressure, cabinets and visible plumbing.

BASEMENT AND CRAWLSPACES - Structural, foundation floor, walls for cracks or damage, windows, main beams and floor joists, finished basements, water or moisture penetration, visible plumbing and visible electrical wiring.

PLUMBING - All visible plumbing lines will be inspected and given a water test when possible. Which means all bathroom and kitchen fixtures and laundry plumbing and drainage. Main water Line and shut off valve.  sump pumps will be inspected and tested when accessible and the type that can be tested by lifting the float.

HEATING and A/C SYSTEMS - The heating system will be run and tested for function and condition. This included the furnace function, filter and a heating supply in every room. The a/c system will be run and inspected
when possible, the a/c systems cannot be run in cold weather.

ELECTRICAL SYSTEM -  The Main Line coming into the house, the electrical panel and visible wiring, electrical outlets and light function.

ATTIC AREA - Structure, flooring, rafters, roof decking, ventilation, Insulation, chimney and areas around the chimney, Inspect for water and visible moisture penetration. Any windows or vents and bathroom fan vent discharge area when possible.

  Under Ground Rainwater Drains Can Cause Basement Water Problems
A cracked or broken under ground elbow that is located right next to the
foundation can cause the same type water penetration into the basement
as a downspout discharging water right alongside the foundation. If
you have under ground drains and are seeing sighs of water or moisture
penetration in the basement in the area of a downspout, try the following.
Disconnect the downspout from the under ground drain, put a five foot
extension on the down spout and discharge the water on top of the ground.
Try that type discharge for a couple of months, if the wet basement area
dries up, there a good chance that you have a broken under ground elbow that is located right up against the foundation.
 A common problem of a damaged and leaking under ground drainage system is the drainage pipe at the downspout discharge point gets blocked with leaves and holds back water at the discharge point. 
The water laying in the pipe then freezes and cracks the pipe in cold weather. When this happens it's time to get out the shovel and start digging to make repairs. If your healthy enough to shovel, this job can be a do it yourself job.
Note, many time water or moisture in the corner of the basement is from the downspout discharging water right alongside the house in the that corner.

What causes Mold in the House
Mold needs moisture or water to grow and become a health hazard. Mold in the natural environment is great, it breaks down dead organic matter such as leaves and dead trees, however, indoors mold can become a serious health hazard. Mold can make one very sick, some of the sighs of mold inhalation that is causing a health problem are the following: allergic reaction, running nose, red eyes, possible skin rash, these are just a few of the more common health reactions to mold contact. The more serious signs of mold health problems is irritation of the throat and lungs which can cause heavy constant coughing.
How to get rid of mold
Where there's mold,  there's a water or a moisture problem. First correct the possible leak, any heavy moisture problem or water penetration problem,  then clean up the mold.
If there is a lot of mold, say over 10 square feet you will need a professional to clean out the mold properly. if it's less than 10 square feet usually you can do it your self. The large home supply stores stock some very good mold clean up products. Caution if your going to do the job yourself make sure you wear a clean air breathing mask, wear protective gloves, goggles and protective clothing.
Heating and Air Conditioning Ducts Could be the Source of the Mold
The heating and A/C ducts is another area that should be checked when there is no visible signs of mold. Mold can stay in the ducts for years and not be discovered because no one ever looks in the ducts until there is a health problem. If there is mold in the ducts, you will need a mold clean up professional to clean the ducts properly. After the ducts are cleaned, the moisture problem in the ducts has to be found and corrected.

Buyers Real Estate and Home Inspection Tips 
A Common Cause of  Water Penetration Into the Basement
  One of the common causes of water and moisture in the basement is non directed
rain water from the downspouts. If there is water penetration and staining in the corner
of the basement there a good chance that it's being caused a downspout on the exterior of  the house discharging water right up alongside the foundation in that corner of the house.
Rain water downspouts should discharge the water by a downspout extension a least
four feet away from the foundation to help assure against water penetration into the basement. For ever one inch of rain about 800 gallons of water comes off the average
size roof, that a lot of water to be discharging alongside the basement. One of the major causes of water penetration into the basement is caused by downspout discharge to close to the foundation. And of all the different water problems causing water penetration into the basement , extending the downspouts discharge away from the foundation is the least expensive fix.
Note - water discharging right next to the foundation, over time will penetrate the house and can do some serious damage.
Fireplace Safety and Maintenance Tips
The following is five tips on fireplace safety and maintenance:
(1) Wood burning creates a build up of what is called creosote in the flue and fireplace. We recommend that a least once a year have the fireplace and flue cleaned by a professional chimney sweep.
(2) check the bricks and mortar in the fireplace for cracks or loose brick and deteriorated mortar. 
(3) Rain cap - recommend having a rain cap with a screen on the chimney to keep the rain and animals out of the chimney.
(4) Damper check - before lighting a fire always check to see if the damper is functional and open to let the smoke out.
(5) Wood - always try to burn good wood to keep the creosote buildup in the flue to  a minimum. Some of the popular good woods for fireplace burning are maple, oak, ash, birch. 
(5) The most dangerous thing about burning wood in a fireplace is a ember flying out of the fireplace onto the rug and starting a fire. For fire safety we recommend a spark guard to contain any flying embers. A spark guard is a fine screen that is specially designed to be placed in front of the fireplace that will arrest flying embers. In other words, don't light a fire in the fireplace without a fire screen especially if furniture and rugs are in the area.

Do I Really Have to Test For Radon

  One reason that a radon test should be conducted is that some mortgage companies and banks require that a radon test be conducted as a requirement to obtain a mortgage.
 to obtain a mortgage. However there are three other reasons why a radon test should be conducted. 
 One - For health reason, the EPA Says that a radon reading of over 4.00 pci/l (picocuries per liter) is dangerous to your health.
Two - If a high reading is discovered, you the buyer will want the seller to install a radon venting system and that would be the end of the radon. Radon venting systems are not cheap, the cost started at $ 1500.00 dollars and up, it depends on the terrain and style of the house.
Three - If you the buyer skips the radon test and you go to sell the house 5 years later and high radon is discovered, your are the one putting in the venting system to sell the house.

Note - a radon test is cheap compared to what not doing a test could cost if a radon problem is discovered after you take possession of the house. The problem being, If radon is discovered after you take possession, when you go to sell you will be the one putting in a radon venting system to sell the house.

Main water Line And Shut Off Valve
If the inspector is inspecting a house that's over fifty years old special attention will be paid to the type of material the main water line is made of, if it's a plastic type material , the line has been updated. if it is the old style metal line it's probably the original water line. With an old metal line the inspector will check very carefully for low water flow and pressure. The plumbing is one of the red flag areas when buying an old house, to up grade the plumbing can be a very expensive proposition. The same holds true for the sewer drain line to the city sewer line, old in-ground lines may not really be functional. This inspector has seen many an old drain line that can handle water flushing through the line but backs up when solid waste goes through the line. With our home inspection, when the inspector encounters an old drain line he will recommend a camera inspection of the internal section of the line to determine condition and function. 
Main Water Line Shut Off Valve
Every one in the household should know where the main valve is located in case of an emergency. There is nothing more frustrating than to have a serious water  leak and not know where to turn the water off. This inspector recommend that the main water valve be marked with a tag saying ( main water valve, turn handle clockwise to turn water off .

Safety tip - Carbon Monoxide alarms
Carbon Monoxide is a deadly colorless odorless gas that is the product of the incomplete burning of fuels. To name a few of these fuels: coal, wood, natural gas, oil, in fact just about anything that will burn. Every years there are people killed by carbon monoxide poisoning simply because they didn't know they were in any  danger of carbon monoxide poison. The best way to be safe from the dangers of carbon monoxide poison is the have all fuel burning appliances service at least once a year, preferably just before the winter heating season. Also install carbon monoxide alarms, these alarms are designed to sound a very loud alarm before the carbon monoxide gas ever gets to the dangerous level.
Some of the signs of carbon monoxide poison is headache, fatigue, nausea and dizziness and confusion. Advanced stage of carbon monoxide poison is severe confusion, vomiting and loss of conscience and eventually death. This inspector strongly recommends if you don't have carbon monoxide alarm presently installed in the house, install carbon monoxide alarms as soon as possible the alarms could save your life. To install carbon monoxide alarms is easy, some very good alarms can be simply  plugged into a regular electrical outlet.  The alarms can be purchased at any of the big home supply stores.
