What's Included in a Home Inspection
EXTERIOR - grounds, sidewalks, driveway, foundation, siding, porches, decks, roof covering and condition, chimney, gutters, skylights, patios, vegetation too close to the house. All areas will be inspected with a G Warren home inspection.
GARAGES - All garages will be inspected both on the exterior and interior. Also inspected the structure, all vehicle garage doors, other doors will be inspected for function and fire safety. The garage electrical system and outlets, walls, ceiling and attic will be inspected. To sum up, the complete garage will be inspected. If the garage is loaded with storage, we will recommend to protect the buyer that a full garage inspection be conducted after the storage is removed
INTERIOR OF HOUSE - All rooms which included floors, walls, ceiling, trim work, stairs, windows, doors, lights, electrical outlets, all bathrooms and water fixtures, fireplaces, heat and a/c supply and returns. All rooms will be inspected very carefully.
KITCHEN - Structure, floor, walls ceiling, tile work, all cabinets, counter tops, drawers, stove, sink and sink plumbing, ventilation, all kitchen fixtures, electrical outlets, microwave, garbage disposal, the dishwasher will be run through a full cycle. With a G Warren Inc. home inspection all appliances that are included in the sale will be tested, no extra charge.
BATHROOMS - The bathroom will be inspected very carefully because water rots wood and the bathroom is where there is heavy water use.
The bathroom inspection included, floor and tile work, walls and ceiling, toilet, sink, shower pan and tile work, bathtub and tile work around the tub, lights, water flow and pressure, cabinets and visible plumbing. Water is the enemy, uncontrolled it will do damage and the bathrooms is where the water is in heavy use, therefore special attention will be paid to the water control and function when inspecting the bathrooms.
BASEMENT AND CRAWLSPACES - Structural, foundation floor, walls for cracks or damage, windows, main beams and floor joists, finished basements, water or moisture penetration, visible plumbing and visible electrical wiring. If there is one area that there could be problems it's in the crawl spaces, we will enter when possible and conduct a careful inspection.
PLUMBING - All visible plumbing lines will be inspected and given a water test when possible. Which means all bathroom and kitchen fixtures and laundry plumbing and drainage. Main water Line and shut off valve. sump pumps will be inspected and tested when accessible and the type that can be tested by lifting the float.
HEATING and A/C SYSTEMS - The heating system will be run and tested for function and condition. This included the furnace function, filter and a heating supply in every room. The a/c system will be run and inspected
when possible, the a/c systems cannot be run in cold weather. If we cannot run the A/C unit because of the weather we will recommend in the report, to obtain from the seller a one year home owner's warranty. With a warranty the buyer is protected and has recourse if the unit doesn't function in the hot weather.
ELECTRICAL SYSTEM - The Main Line coming into the house, the electrical panel and visible wiring, electrical outlets and light function.
In the older houses we will inspect to determine if the wiring has been up dated for safety

Home Buyer Maintenance and Repair Tips
Hot Water Heater Maintenance and safety tip
Hot water heater have been around for a long time and it is a very reliable piece of equipment. The average gas fired hot water heater life expectancy is ten to twelve years, the electric heater seem to last a little longer, about fifteen years. When the heater is getting near or past the estimated heater life there are a few telltale signs, such as:
(1) A leak which will be very obvious
(2) The smell of rotten eggs, which means the is hydrogen sulfide being developed in the heater and time to call a hot water heater contractor for an evaluation and repair.
(3) When the unit running and it sounds like marbles running around inside the unit it a sign it's near the end of life.
Safety tip - On top of the unit there is a TPR valve( temperature, pressure, relief valve) From the valve there will be a long tub going down close to the floor. This valve will open up if the temperature or pressure gets to high and discharge hot water or steam through the valve tube to the floor. This is a real good safety feature and is a must for hot water heater. Sometimes with age the valve gets a small leak that is only a drip out of the valve tub. If this happens have the valve changed so there is a functional TPR valve on the heater. Never cap off the bottom of the tub to stop the leak. To cap off the tube eliminates the high temperature/pressure relief safety valve and the heater could split apart if the temperature /pressure in the heater gets too high.
Garage Door Maintenance and Safety
Maintenance of the garage vehicle door is really minimal, the door track wheels should be lubricated once a year for smooth function. Most of the problems that develop with the door is damage from being hit by the car or the drive motor chain that pulls the door open starts catching and not functioning properly. Track problem can happen when a track wheel catches on a loss screw and pulls the track out of alignment. The maintenance to hopefully avoid these problems is the not that difficult, check the track for any loss screws, lubricate the track wheels and don't hit the door with the car. One other note, if the door opens and it sounds funny like it's scraping something or you hear a loud bang, that's a sign that something is wrong. Check the items mentioned earlier to determine if any damage occurred. If your not a handy type person, call the door contractor before further damage happens. To continue working a garage door when there is a problem could burn out the garage door motor.
Safety tip - garage vehicle door are supposed to reverse immediately if the door encounters and exceeds the set resistance level. In plain English, if a child or person gets caught under the door when its closing, the door is supposed to reverse before the person is seriously injured. Some times there are electric eye beam system that won't allow the door to close if the beam is broken which is an indication that a person or some other object is under the door. An easy test of the eye beam system is block the beam while the door is closing and see if the door immediately reverses.

Basement Water Penetration
There is an old saying, sooner or later water will get into the
basement. I think what should be added to that statement is,
water will enter the basement unless water intrusion precautions
are taken. The last thing one wants in a finished basement is water
and moisture because what follows water and moisture is Mold.
If you’re going to finish your basement we recommend installing
a French drain which is a good guard against water penetration
or at least install a good deep sump pump. I am not saying these
Recommendations are a cure all for water intrusion but the
precautions recommended have saved many a basement from
severe water damage and mold problems.
There is nothing worse than to spend a lot of money finishing a
basement and then have the basement destroyed by water
penetration and Mold. Not to mention that moisture and mold
can create health problems. Before finishing a basement we
recommend that you get a water intrusion evaluate by a
basement water proof specialist. Many time you can get a
free evaluation. We also suggest getting a permit from the
municipality to finish the basement. A proper permit that is
signed off by the municipality will avoid problems with the
municipality when you go to sell the house.
