It may sound crazy but a leaking in ground swimming pool can do serious damage to the foundation. The modern-day in ground swimming pools have automatic water make up for water that evaporates, this feature unfortunately never lets the owner know that the pool is leaking, the water level is always perfect even though it could be leaking as much as 50 gallons a day. If the leaking water flows up against the foundation over time it can do some serious damage and for this reason our home inspectors will always inspect very carefully the foundation wall facing the pool for any signs of water damage. On the side of caution we always recommend that the home inspection be done first and the pool inspection later. The reason being if the home inspector discovers a damage foundation wall facing the pool, the buyer may not want to buy the house and it's senseless to be paying for a pool inspection. We recommend that the pool inspection be taken very seriously and conducted after the home inspection. As an example of how serious a pool leak can be, we inspected one house in south jersey that had a twenty thousand dollars foundation repair caused by a serious in ground pool leak.

STORY FROM THE HOME INSPECTION FIELD
MOLD IN A BASEMENT BEDROOM
I did an inspection on the house that had a finished basement which was used as a bedroom for two teenage girls. I spent about 15 or 20 minutes in the basement examining the furnace, the hot water heater, the foundation and the other items in the inspection. After about 15 minutes I started to get a sore throat, I knew instantly what the problem was; there was a serious mold problem in the basement behind the finished walls. There was one area that I could see behind the finished wall from the furnace room. When I shined my flashlight behind the finished wall all one could see was black mold. Mold so thick on the concrete foundation walls I couldn’t believe that these two girls were actually sleeping in this basement bedroom. I knew that this was a serious mold and health problem and it was going to be expensive to tear down the finished walls and clean out the mold. I asked the owner of the house, the mother of the girls, if the girls were always sick and mother answered yes they're always sick and missing school why do you ask ?. I informed her that there was a serious mold problem in the basement and mold problem was probably the reason the girls were sick and missing school. Needless to say once the buyer found out how much mold was in the basement he terminated the transaction and didn't buy the houses The seller, hired several of men from church to help her removed the finished wall and clean the mold off the foundation walls. It took them two weeks to clean out the mold and refurbish the finished basement. Even though it's not included in the home inspection, with our company, when the inspector sees mold he will give a courtesy report and put it in the report with photos because it’s a real health safety hazard. Our goal is always to protect the buyer the best we can even if something is not included in a home inspection.

Inspection Story from the Field
Serious Structural Problem
Believe it or not, we once did an inspection on a house that we knew it had a serious structural problem before we even got out of the car. It was a three family house in Elizabeth New Jersey, when I pulled up to the house and looked at the face of the house it had a super serious crack running up the center of the house. The crack started at the ground level and ran all the way up to the roof, the crack started out at a half inch wide at the bottom of the house and was a foot wide at the top. The complete crack was filled in by concrete and looked like a large v in the center of the house. As a matter of curiosity the termite inspector and myself went into the basement of the house to see what was splitting this house in half. To our amazement the dwelling had a very strong center beam in the middle of the house but the outside sill plates, which is the first wood section that sets on top of the concrete foundation was completely eaten away by termites causing the house to drop on both sides which in turn was causing the house to split in half. Needless to say this was one of the few times we ever recommend to a buyer not to buy the house. We doubted whether it could be ever repaired properly it was a very serious structural problem. In this case we saved the buyer from buying a nightmare house that was in such a bad structural condition that in the future it may have to be condemned, this  was a real case of BUYER BEWARE

An Inspection Story from the Field
Terrible plumbing and environmental problem
We did an inspection on the house in Southern New Jersey that was a completely rehabilitated house, in other words an investor bought it and had it completely remodeled and the house was now up for sale. Our buyer spent 20 minutes looking at the house and decided to put in the contract, the contract was accepted and that's when he called us to examine and inspect the house. When the inspector conducted the inspection he started seeing little things not done correctly, for example, the trim wasn't installed properly and they cut some corners remodeling to save on cost. That puts up a red flag for a home inspector which means to look very close at everything. The house was supposed to have a complete new plumbing system. When the inspector inspected the crawl space he discovered that the new sewer waste line was disconnected and discharging raw sewerage into the crawl space. This turned out to be a major repair, first a crew had to clean out the raw sewerage before the drain pipe could be repaired. The pipe repair wasn’t that expensive but to clean up the crawl space of raw sewerage and make sure that there were no environmental health problems was very expensive. In this case the home inspector saved the buyer thousands of dollars and identified a serious environmental problem. This inspection also points out the importance of a crawl space inspection. The crawl space is the one area that is a must in a proper home inspection.
