Red Flag Areas in the Garage 
There are a couple of things in a garage that can cause some serious problems if not handled properly. Most problems and dangerous situations that happen in a garage is because the owner doesn't know that they may be creating a dangerous situation. This quick article will point out two of the most common problems in a residential garage:
Hot Water heater in the garage - For fire safety any hot water heater install in a garage should be at least 18 inches off the floor. The reason being that if there is a gasoline leaks in the garage the gasoline fumes normally stay close to the floor and hopefully won't be ignited by the flame of the hot water heater. This safety requirement has helped avoid serious garage fires. 
Gasoline storage - Always store gasoline in a proper gasoline can with a cap. Never store gasoline in any handy container, many a fire has started because of gasoline stored improperly in an open container. There is one more never that should mention, never wash car parts in gasoline, it creates a lot of fumes and with the right condition and a flame there could be a catastrophe.

Garage Inspection at the Home inspection
The garage inspection is an important part of a thorough home inspection and many times the garage can't be properly inspected. In the last few years the Realtors want the house staged for better viewing of a potential buyer and that means storing a lot of extra furniture in the garage.
When the garaged is packed with household furnishings the garage can't be inspected. The home inspector has no choice when he can't inspect the garage, he will put in the report that the garage could not be inspected at the time of inspection and recommend that the garage be given a complete inspection when the furnishings are removed. The report will also state that the inspection should be conducted by a professional home inspector before closing of title. Needless to say this adds extra cost to the home inspection to have a home inspector and a termite inspector return to the property to inspect the garage. Some people resent the extra cost and skip the return inspection or they forget that the garage was not inspection and the return inspection is never conducted. This I may say is a terrible mistake and many times very costly to the new buyer when he moves in and discovers serious repairs in the garage. Bathroom window and fan venting
Bathroom window venting - there are only two problems that develop with window venting 
(1) The window should not be damaged and open and close easy and it should have a working lock.
(2) In some early designed bathrooms the window is located right alongside the bathtub, in this location many times the spray from the the shower head sprays right on the window and rots the wood and really does damage to the window. This is a tough situation, some people put plastic over the window to save the window but then there is no bathroom vent because the window cannot be opened. The only thing one can do with this situation if you want bathroom venting is to install a bathroom fan which can be an expensive installation if done properly.
Bathroom Fan Vent -  Getting right to the point a bathroom fan has to have a vent line that has to be vented to the exterior of the house. A vent line must go up and be vented through the roof or vented through the house wall. To install the fan in the bathroom ceiling is the easy part, it's the venting to the exterior that's the hard part of the installation. The worst thing one can do is not install a proper vent line and just let the moisture from the fan vent above the ceiling. Or, run the vent line up and let it vent into the attic. Either condition could cause mold which is a health hazard and very expensive to clean up. The bottom line is, if your going to install a bathroom fan make sure it vents to the exterior and avoid a serious mold problem. Note - to correct attic mold can become very expensive.

  Thermopane Window Maintenance and Repair
The modern type Thermopane windows are really great widows and very efficient. Thermopane windows have two panes of glass and in between the panes of glass is argon gas which keeps the windows clear and functional. The main problem with Thermopane windows is when the seal get damaged and the gas leaks out. Buyer Maintenance Tips

Hot water heaters have an manufacture estimated life of between 10 and 12 years. And from personally experience this inspector can attest to the fact that it's a pretty accurate estimation. My  13 years old heater died and leaked while I was at work, luckily the basement wasn't finished at the time. This inspector recommend that If your heater develops any of the following signs, prepare for a hot water heater repair or replacement:
(a) Water Drip - Water dripping out of the PPR valve tube, this could be a sign of simply a defective valve or a more serious problem with the heater building up pressure which is a very dangerous situation.. Have this situation inspected by a Hot water heater contractor and repaired as soon as possible.
(b) Rust colored water - rust in water doesn't necessarily mean the hot water heater needs replacement. If the rust is only in the hot water and not in the cool water, it could be simply sediment build up in the heater. if this is the case, drain the heater till the water runs clear. If the water doesn't clear up it could be in the pipes or the heater. If the rust continues, call a hot water heater contractor and you may have to call in a plumber to check the pipes.
(c) Rotten Egg Odor - If there is rotten eggs smell in the water it's a sign of either repair or replacement.
(d) Heater Makes Noise - if the heater sounds like there are marbles rolling around in the heater when it's heating it's sign of old age, it will need repair or replacement.
(e) 2nd Floor Heater - if your heater is located on the second floor of the house, we recommend some special precautions to avoid serious water damage if the heater leaks and the house is not occupied for several hours. The following 2nd floor heater location safety precautions are recommended:
(1) Put a catch pan with a drain under the heater, if it leaks the pan hopefully will catch all the water and drain it to the exterior of the house or a plumbing drain.
(2) As an added precaution install a water sensor in the pan that will sound an alarm at the first sign of water in the pan. The water alarms are very reasonable at any of the big home improvement stores. A little inexpensive water alarm could save you thousands.

Hand Rail Safety in the Home
Statistics show that most trip and fall accidents in the home happen on the stairs and many of the accidents is caused by missing hand rails or improper or damaged hand raids. To keep your home safe on the stairs,  good strong functional hand rails is a must, the following are suggestions about how to install and maintain hand rails for safety in the home.
(1) Where are hand rails needed - Hand rail are needed on steps of four steps or more. That included the exterior front steps, the exterior back steps and deck steps. On the interior of the house, the most important areas where the hand rails are  a must is the steps to the attic, steps from the first floor to the second floor and the steps to the basement. 
Hand Rail Construction - The hand rail should be easy to get your hand around for a good strong grip. The round hand rail with less than three inches in diameter is a very popular and safe hand rail. Hand rails that are nothing but flat boards or 2 x 4 boards are not easy to grip and not the best hand rail.
Hand Rail Installation - When installing a hand rail are two important tips: (a) make sure the hand rail brackets are mounted to wall studs not just mounted to the sheet rock. A hand rail mounted only to sheet rock is an accident waiting to happen. Sooner or later a person will be using the hand rail to help them mount the stairs and pull the hand rail right off the wall. (b) The end of the hand rail should butt right up against the wall at the top of the stairs. When the hand rail is not butted up and blocked and left open, a woman's pocketbook strap can hook the rail and cause the person fall down the stairs.
Basement Hand Rails - The basement hand rail that is on the open side of the stair should not have open space under the rail. An open space under the hand rail is a very dangerous situation, a child could fall off the stairs under the hand rail and fall to the basement floor. The space under the basement handrail should be eliminated by installing solid material such a plywood or balusters to minimize the space. A child falling off the basement stairs from under the rail is one of the leading child injuries in the country.

Retaining Walls Can Be A Safety Hazard
  Retaining wall usually hold back soil in some type of sloped area. The danger of many retaining wall is that from the top of the retaining wall to the ground is at lest a three or four foot drop and some times it can be an eight to fifteen feet.drop or more. If the ground is almost level with the top of the retaining wall someone could accidentally fall from the top of the retaining wall to the ground. A good example of a dangerous retaining wall is when the house has a garage located under the house. Many a child has falling off the top of a driveway retaining wall and has gotten seriously injured. For safety sake, if you have a dangerous retaining wall we recommend adding a small fence or some other barrier at the top of the wall to avoid accidents.
