Buyers Real Estate and Home Inspection Tips
Home Owner's Insurance on Dogs.
Just because you have been with the same insurance company for
years don't assume that your covered if you dog bites someone.
The insurance companies  have reported in 2011 over one third of
all claims were for dog bites or dog related accidents. The following
is a list of what the insurance companies call the Bad Dog List. If
you have one of these breeds it would be wise to contact your
insurance company and make sure your covered. In other words, if you
have one of these dogs listed below, you may have to purchase extra
insurance to have the proper coverage. Don't take a chance if you have one of
these dogs, we recommend that the proper insurance be obtained so your
safe and covered just in case the dog while protecting bites someone.
Note - It's a good idea to check you insurance policy every year to be
informed of any policy changes that you may have to up-date and include
in your policy.

Pit Bulls and Staffordshire Terriers
Doberman Pinschers
Rottweiler's
Chows
Great Danes
Presa Canarios
Akitas
Alaskan Malamutes
German Shepherds
Siberian Huskies
Wolf- Hybrids
Or a mix of any of the above

Buyers Real Estate and Home Inspection Tips
DRIVEWAY MAINTENANCE AND WATER CONTROL
Many times the driveway maintenance is deferred because it is always functional and reliable. In other words, the driveway is on the lower section of the property maintenance list. The following are a few tips on maintenance and problems that can develop with the driveway:
(a) Maintenance tip - when cracks develop whether it's concrete or asphalt, sealer and filler can be purchase at the home improvements stores that makes it easy to fill the cracks yourself and save a few dollars. It's very important to fill and seal these cracks because if the cracks are left open, water gets under the driveway  and over time does severe damage.
(b) driveway drainage - it's very important to pay attention to how the driveway drains the rain water. A driveway that is goes right up against the house foundation could be draining water up against the foundation which can cause water penetration into the house. Garages that are under the house are notorious for driveway water penetration into the house. These type driveways have a steep slope that directs water right into the garage. The only answer to control the water from this type driveway is to install a full width drain in front of the garage door.

WATER QUALITY
City water is no problem, however with well water there could be problems
it should be tested periodically particularly if a different smell or taste is noted. This periodic testing is especially important if you and your neighbors have farms and septic systems. With the heavy rains and flooding, one must be very careful drinking water from a well after areas near your home has had flooding. If the water is discolored, don't drink it, if the water is still clear after a flood, boil the water before using as a safety precaution. Then get the water tested as soon as possible. If there is one thing that's imperative for good health it's good drinking water. The cost of a drinking water test is well worth the money to know that you and your family is safe with good drinking water.
Note - If your buying an old home in one of the older cities that has a lead main feed pipe coming from the main city water supply line, we recommend that the water be tested for lead before purchasing the home. Yes, that's right, some of the older cities still have lead water supply lines to the house.

Real Estate tips for the new buyer.

Safety Tip, wooden deck safety issues
The spacing between the balusters on a deck or porch should be no more than 4 inches wide. Wider than four inches is considered a safety hazard because small children have stuck the head through baluster and have gotten some serious injuries. Another area of concern is under the bottom of the safety rails, some times but not common is to have a large space under the rail that a small child can crawl under and fall off the deck. Another safety hazard with wooden decks is the finish of the wood particularity the hand rails. The rain and harsh weather warps and splinters the wood which can cause some large splinter injuries. For this reason the condition of the wood surface should be sanded if rough and the deck water sealed at least once every two years. While inspecting for deck safety check the steps and the steps hand rails. Make sure that the hand rails are sturdy and not loose and check the steps for wood rot or softness in the wooden steps. Another problem noted with wooden deck steps is the footing of the steps. If the steps are not setting solid on concrete but are just setting on the ground, sooner or later the nose of the stringer will start to sink in the dirt and the steps will pull away from the deck. Wooden decks require a lot of maintenance and if the up keep is neglected it’s very easy to lose a deck because of wood rot and water damage. Because of the high maintenance some of the newer decks are being constructed with vinyl covered rails and the floor is constructed with composition type material that looks like wood but is much more weather resistant than treated wood.
NOTE- The composition type material cost much more than the standard wood
material but requires a lot less maintenance .

DECK INSPECTION
Our certified home inspection includes a visible inspection of: DECK MATERIAL - Although there are many types of material used for decks, for the purpose of this article, we will example the most popular type deck which is the wooden deck. Usually wooden decks are be made with treated lumber to avoid wood rot and termites. Our certified home inspection includes a visible inspection of exposed areas of : DECK SUPPORTS - Besides having the proper treated wood and condition of the wood, equally important is the deck support system. Our inspector will inspect very carefully the following exposed areas of : (A) The way the deck is mounted to the house. The deck should really be lag bolted to the house not just nailed. And, it should sit on a strong ledger strip or it should be supported by metal brackets that are attached to a header and ledger strip. (B) The support posts should pressure treated wood and should rest on a concrete footing and not in direct contact with the soil.
Our certified home inspection includes a visible inspection of : DECK RAILS AND STAIRS - the deck rail and stairs should be checked for condition and safety. A raised deck should have a rail around the parameter as a safety precaution. If the deck is used by small children, extra protection is needed with the guard rails, the rail opening between the balusters should be no more that four to five inches wide.
With safety rails having the balusters only 4 inches wide children cannot stick their head through the balusters and get injured.

THE BIG QUESTION, IS A HOME INSPECTION REALLY NECESSARY?
Well, the answer is yes, a professional home inspector could be the difference between the buyer having the dream house or the house that eats one hundred dollar bills.  One of the most costly mistakes a buyer can make is to think “it looks good to me and Uncle Joe thinks it looks good, I don’t think we need a home inspection. Buyers Information Tip
Damaged Vinyl Siding
The smallest damage to vinyl siding can be very expensive repair especially
if the damage is high up on the side of the house. The simple reason being
that to replace the damaged piece of siding a large area of siding may have
to be removed to replace the damaged section of siding. Whenever the home
inspector discovers damage siding and calls for a licensed contractor to evaluate
the damage siding it's important have it evaluated and exact prices known for
the repair before closing. The last thing a new owner needs is a surprise 1000.00
dollar siding repair because he didn't get exact repair cost because the repair
didn't look like a big deal, it was only a little hole in the siding.

Advise - get an exact repair cost for any vinyl siding damage before
closing, otherwise you may be surprised at the cost of what appears
to be a minor repair.
