Garage Fire Door and Firewall
For fire safety the door from the garage to the house should be a solid wooden door or a door with metal covering on the garage side of the door. The reason being, hopefully it would take twenty minutes for a fire to penetrate through this type door. A hollow door or a door with glass in the door is a safety hazard. Also the wall between the house and the garage should be a fire wall. In plain English that means that the wall covering on the garage side should be 1/2 inch thick, one hour rated gypsum board and if there is living space above the garage the ceiling also needs this type gypsum board. The gypsum should be sealed with fire tape to seal the joints and there should be no holes or opening in the wall for a fire to penetrate into the house The 1/2 inch and 5/8 gypsum is much heavier which makes it much harder to work with but the fire protection is worth it. The safety standards for a garage are very stringent because many a serious fire has started in the garage.

Dead Trees On Your Neighbors Property That Could fall On Your House
If the tree does fall on your house and the insurance companies are saying it's an act of God and are debating and dragging their feet about paying for the repairs, you could be waiting a long time to have your house repaired. To avoid this, write a certified letter to the neighbor that owns the dead tree informing him that the dead tree could fall and damage your home or property and request that it be cut down before a catastrophe happens. That letter serves as notice and if the tree does fall and damages your property there is no doubt then as to which insurance company is responsible and your damage and your settlement will be conducted much faster. A large tall dead tree can do a lot of damage that could take months to repair and that is if the insurance companies agree to pay the damages right away, Don't take a chance, if there is a dead tree on the neighbors property that could fall on your house, write the notification letter.

The bathroom inspection included, floor and tile work, walls and ceiling, toilet, sink, shower pan and tile work, bathtub and tile work around the tub, lights, water flow and pressure, cabinets and visible plumbing. Water is the enemy, uncontrolled it will do damage and the bathrooms is where the water is in heavy use, therefore special attention will be paid to the water control and function when inspecting the bathrooms.

BASEMENT AND CRAWLSPACES - Structural, foundation floor, walls for cracks or damage, windows, main beams and floor joists, finished basements, water or moisture penetration, visible plumbing and visible electrical wiring. If there is one area that there could be problems it's in the crawl spaces, we will enter when possible and conduct a careful inspection.

when possible, the a/c systems cannot be run in cold weather. If we cannot run the A/C unit because of the weather we will recommend in the report,  to obtain from the seller a one year home owner's warranty. With a warranty the buyer is protected and has recourse if the unit doesn't function in the hot weather.

ELECTRICAL SYSTEM -  The Main Line coming into the house, the electrical panel and visible wiring, electrical outlets and light function.

In the older houses we will inspect to determine if the wiring has been up dated for safety and look for any knob and tube wiring which by today's standards is considered  really out dated and should be taken out of service and removed.

ATTIC AREA - Structure, flooring, rafters, roof decking, ventilation, Insulation, chimney and areas around the chimney, Inspect for water and visible moisture penetration. Any windows or vents and bathroom fan vent discharge area when possible

HOME OWNER MAINTENANCE TIPS
WHAT ABOUT TREES ON THE PROPERTY Trees can become a problem in several ways, listed below are some of the more common tree problem;(1) trees planted too close to the house the roots can damage the foundation and if the tree grows and touches the house it can damage the house. Other problems of trees too close to the house, the tree branches can rub against the roof shingles damage the shingles and cause a roof leak. Branches touching the roof creates a carpenter ant highway, ants come in from the trees more than climb the side of the house.(2) Trees planted too close to driveways and sidewalks, the roots can damage the drive and I'm sure everyone at one time or another has seen what tree root can do to a sidewalk. In fact some sidewalks slabs have been cracked and lifted so high that the sidewalk lifted slab becomes a trip hazard. (3) Trees planted in the front yard may be planted close to the under ground sewer line and over time the roots in search of water can penetrate and damage the sewer line. Needless to say when a sewer line is damaged it's an expensive repair.(4) Dead trees are a safety hazard and should be removed before the tree falls over and injures someone or falls over and damages the property.

Grading and Drainage Around the House
The ideal situation is all rain water will be drained away from the house. Uncontrolled water is the enemy, that can do some serious damage. Our inspectors will inspect the grading and drainage of the property to determine if any water is flowing towards the foundation. If any negative sloping is discovered, our inspector will recommend that proper grading repair be conducted before closing of title to protect the buyer.
Particular attention should be paid to the grading and drainage of older homes. The drainage may have been good when the house was built 50 years ago but over time with settlement of the grounds the sloping now may be bringing water towards the house instead of away from the house. Common areas of negative sloped areas directing water towards the foundation are the grounds, the sidewalks alongside the house, and a negative sloped patio. The last word, don't take negative sloping too lightly, it can cause some serious damage

RAIN GUTTER DISCHARGE AREA
The downspout from the rain gutters should discharge the water at lest five feet from the foundation. I can't stress this point enough. If the downspout is discharging the rain water right alongside the foundation, sooner or later you will have foundation damage and, if the house has a basement there is a good chance that you will have water penetration into the basement. Believe it or not, most water in the basement problems are do to water being discharged alongside the house. With the average size house, it is estimated that with a one inch of rainfall 800 gallons of water comes off the roof. Usually the first sign of water penetration in to the basement is staining on the interior foundation wall in the corner of the basement exactly where the rain gutter discharge is located on the exterior of the house.   All downspouts should discharge the rain water at least four feet from the foundation to limit the chance of water penetration into the basement. Believe it or not, Many times just extending the discharge area four feet from the house eliminates water or moisture penetration into the basement. Another problem related to rain gutters is overflowing rain gutters can cause water penetration into the house, particularly on a ranch or cape cod style house. The overflow water penetrates behind the upper fascia board and siding and into the house doing damage to the drywall.
