WHAT’S INCLUDED IN A STANDARD HOME INSPECTION

EXTERIOR OF HOUSE – Foundation, roofs, chimney, windows, doors, porches, decks, patio, gutters and downspouts, sidewalk, driveway, garages, grading and drainage.

KITCHEN INSPECTION – walls, floor, ceiling, cabinets, counters, sink, stove, all appliances, electrical outlets, lights, windows and doors.

INTERIOR ROOMS – floors, walls, ceilings, windows, doors , closets, heat supply system and electrical outlets 

BATHROOMS – floor, walls, ceiling and tile work, toilet, shower, tub and sink, Jacuzzi and venting system. A special test for water flow and pressure will be conducted on all shower heads.

ATTICS – when accessible, structure, roof deck, rafters and ventilation and insulation and the bathroom fan ventilation line

BASEMENT AND CRAWL SPACES – foundation walls, basement floor, main beams and floor joists, windows, sump pump, and inspect for water and moisture penetration.

HEAT AND A/C – furnace, hot water heater, and the central air conditioning system will be inspected and tested

ELECTRICAL SYSTEM – the inspector will open and inspect the electrical panel, identify the type of wiring, inspect the electrical outlets, test the lights and make general overall inspection and evaluation of the electrical system and conditions.

PLUMBING SYSTEM – inspect the main water valve and the complete plumbing system including the hot water heater

Bathroom window and fan venting
Bathroom window venting - there are only two problems that develop with window venting 
(1) The window should not be damaged and open and close easy and it should have a working lock.
(2) In some early designed bathrooms the window is located right alongside the bathtub, in this location many times the spray from the the shower head sprays right on the window and rots the wood and really does damage to the window. This is a tough situation, some people put plastic over the window to save the window but then there is no bathroom vent because the window cannot be opened. The only thing one can do with this situation if you want bathroom venting is to install a bathroom fan which can be an expensive installation if done properly.
Bathroom Fan Vent -  Getting right to the point a bathroom fan has to have a vent line that has to be vented to the exterior of the house. A vent line must go up and be vented through the roof or vented through the house wall. To install the fan in the bathroom ceiling is the easy part, it's the venting to the exterior that's the hard part of the installation. The worst thing one can do is not install a proper vent line and just let the moisture from the fan vent above the ceiling. Or, run the vent line up and let it vent into the attic. Either condition could cause mold which is a health hazard and very expensive to clean up. The bottom line is, if your going to install a bathroom fan make sure it vents to the exterior and avoid a serious mold problem. Note - to correct attic mold can become very expensive.
