The most important thing about firewood storage is don't store any firewood in the house or garage, if there is any termite or other wood destroying insects in the firewood your inviting them into the house. The following is suggestion to help you store the firewood safely and hopefully avoid wood destroying insects. 
(1) Store the fire wood away from the house, not up against the wall of the house. If there are termites in the wood they could migrate to the house.
(2) Store the firewood off the ground, the ground creates moisture in the bottom rows of wood that attracts wood destroying insect, in other words termite and other critters. The big home improvement stores sell wood racks that keeps the wood off the ground.
(3) There is no danger of bringing termites into the house if you bring in the firewood and burn it right away, it's only when you store it in the house to make it convenient when you want to start a fire in the fireplace.
(4) wood selection - There are certain woods that burns cleaner than others which cuts down on the creosote build up in the chimney flue. Some of the well known woods that are the best for burning are maple, Oak, Birch and Ash. 
(5) One last note about fireplace wood burning, have the chimney cleaned by a professional at least once a years if your burning a lot of wood. Too much creosote buildup in the chimney can cause a chimney fire. The best inspection of a chimney is called a level two inspection.

What's Included in a Home Inspection
EXTERIOR - grounds, sidewalks, driveway, foundation, siding, porches, decks, roof covering and condition, chimney, gutters, skylights, patios, vegetation too close to the house. All areas will be inspected with a G Warren home inspection and a high tech report given with photos.

GARAGES - All garages will be inspected both on the exterior and interior. Also inspected the structure, all vehicle garage doors, other doors will be inspected for function and fire safety. The garage electrical system and outlets, walls, ceiling and attic will be inspected. To sum up, the complete garage will be inspected. If the garage is loaded with storage, we will recommend to protect the buyer that a full garage inspection be conducted after the storage is removed

INTERIOR OF HOUSE - All rooms which included floors, walls, ceiling, trim work, stairs, windows, doors, lights, electrical outlets, all bathrooms and water fixtures, fireplaces, heat and a/c supply and returns. All rooms will be inspected very carefully.

KITCHEN - Structure, floor, walls ceiling, tile work, all cabinets, counter tops, drawers, stove, sink and sink plumbing, ventilation, all kitchen fixtures, electrical outlets, microwave, garbage disposal, the dishwasher will be run through a full cycle. With a G Warren Inc. home inspection all appliances that are included in the sale will be tested, no extra charge.

BATHROOMS - The bathroom will be inspected very carefully because water rots wood and the bathroom is where there is heavy water use. 
The bathroom inspection included, floor and tile work, walls and ceiling, toilet, sink, shower pan and tile work, bathtub and tile work around the tub, lights, water flow and pressure, cabinets and visible plumbing. Water is the enemy, uncontrolled it will do damage and the bathrooms is where the water is in heavy use, therefore special attention will be paid to the water control and function when inspecting the bathrooms.

BASEMENT AND CRAWLSPACES - Structural, foundation floor, walls for cracks or damage, windows, main beams and floor joists, finished basements, water or moisture penetration, visible plumbing and visible electrical wiring. If there is one area that there could be problems it's in the crawl spaces, we will enter when possible and conduct a careful inspection.

PLUMBING - All visible plumbing lines will be inspected and given a water test when possible. Which means all bathroom and kitchen fixtures and laundry plumbing and drainage. Main water Line and shut off valve.  sump pumps will be inspected and tested when accessible and the type that can be tested by lifting the float.

HEATING and A/C SYSTEMS - The heating system will be run and tested for function and condition. This included the furnace function, filter and a heating supply in every room. The a/c system will be run and inspected
when possible, the a/c systems cannot be run in cold weather. If we cannot run the A/C unit because of the weather we will recommend in the report,  to obtain from the seller a one year home owner's warranty. With a warranty the buyer is protected and has recourse if the unit doesn't function in the hot weather.   

ELECTRICAL SYSTEM -  The Main Line coming into the house, the electrical panel and visible wiring, electrical outlets and light function.

In the older houses we will inspect to determine if the wiring has been up dated for safety

ATTIC AREA - Structure, flooring, rafters, roof decking, ventilation, Insulation, chimney and areas around the chimney, Inspect for water and visible moisture penetration. Any windows or vents and bathroom fan vent discharge area when possible.


Water Penetration into the Home 
  Uncontrolled water is the enemy, water intrusion into the house can cause severe damage and health problems. Water intrusion into the house usually comes from either the roof or the foundation walls or the foundation floor,  particularly houses with basements or crawl spaces. When it comes from the roof it usually because of  a roof leak caused by damaged or worn shingles or flashing's that need repair or replacement. When it comes from penetration through the foundation walls it can be caused by a couple of reasons. All the reasons however, have the same result, water migration or water being discharge alongside the foundation wall. Some of the more common causes of the water up against the foundation wall are as follows:
(1) Rain  gutters not being cleaned and the water overflows and runs down the side of the house or overflows hundreds of gallons of water right up alongside the foundation.
(2) Rain gutter downspouts discharging water right alongside the foundation
(3) Driveway or land sloping towards the house that brings rain water towards the house and up alongside the foundation
Water penetration up through a crack in the basement or crawl space floor is another common area for water intrusion into the house. Usually this happens when the house is location in an area where there is a high water table. As the water table rises and gets higher than the foundation floor, water gets into the house. Houses located in a high water table area should always have a sump pump which pumps water to the exterior of the house before  the water level gets high enough to enter the house. There are other areas that uncontrolled water can cause problems but the ones mention are the most common. Caution, water is the enemy to a home owner it has to be controlled.

Basement Windows and Window Wells
Basement Windows - The most important thing about basement windows is maintenance, these windows are seldom used and many times the maintenance and repair is deferred. Long time deferred maintenance means that there is a good chance of broken window glass, drafts from the windows, and window locks that no longer function. Broken window glass and drafts around the window will add to the heating cost. Broken glass and locks that are missing or no longer function are an invitation to the burglar. We recommend that at least every spring include the basement windows in your spring inspection of the exterior of the house after the winter storms.
Window Wells - When there is no place to install a window in the basement because the complete foundation is below ground, window wells are made on the exterior to allow for basement windows. For simple explanation, a basement window is installed at the very top of the foundation, the window is still below ground. To allow light to enter soil is removed on the exterior of the house to allow light in and make the window functional. The area where the soil is removed is called a window well. The window well is usually as wide as the window and a little lower than the bottom of the window. If you have window wells we recommend that covers be installed over the window wells to keep out leaves and other debris. A cover also helps avoid someone accidentally stepping into a window well and getting injured, a plastic cover is an easy fix for safety.

Electrical Tips for Safety in the Home 
Electrical Cords - Because of lack of outlets in the older houses it's common for a home owner to use extension cords to run all the modern electrical equipment. If this is your situation we recommend that you use the type of extension cord with the built in overload trip breaker. With this type of extension cord you have some protection for your computer and other expensive equipment. In other words,  in case of a power surge or some other type of electrical problem it will trip and hopefully save the equipment.
Two prong outlets - A common mistake when three prong outlets is needed is to just to install a three prong outlet without a ground wire. This a not a very good setup to have an outlet without a ground. if you must change to three prong outlets and it's a do it your self job, we recommend a GFCI type outlet because they function well without a ground, a GFCI will trip at the slightest imbalance in the electrical current to the outlet. 
GfCI Controlled Outlets - Some of the newer houses have more than one regular outlets controlled by one GFCI reset. it's a good idea to keep a written record exactly what regular outlets a certain GFCI controls. That way when an regular outlet is not functioning you'll know exactly where to go to reset the GFCI outlet the controls the one or more regular outlets that's not working.
Open Wire Splices -  Mostly in the attic and basement you may find wires that are spliced and exposed. The splices should be covered by installing a electrical box and properly connecting the splices inside a covered junction box. This may not sound serious but exposed active electrical wires is a safety hazard.
Federal Pacific Electrical Panels -  If your house has a Federal Pacific panel, we recommend you have an electrician inspect the panel and have the panel updated. These particular panels have a history of the breakers not tripping when overloaded which could caused an electrical fire. Remember, the breaker only has to fail once to be the cause of a fire.

There is nothing worst than to have a serious water leak and not knowing where or how to turn the water off. It's also a good idea to put a tag on the valve that identities it as the main water valve. Old water valves that are broken or hard to turn should be replaced as soon as possible, by having a main valve that works could save you thousands in water damage if there is a water problem and the water can be shut off right away. Note - If the valve is located where it's hard to get to it may be a good idea to move the valve where it has easy access. I know one lady that moved the valve from the crawl space to inside the house.
