Tree roots can damage the main sewer line
The roots of a large tree in the front yard can cause damage to the main sewer line that runs from the house to the main city sewer under the street. Particularly if your buying an older house lets say fifty years old or better. To get at the water in the sewer line the roots will find the smallest crack in the line and once a tiny root get to the water in the line, in time it will expand the crack and damage the line. When our inspector see large trees in the front yard they will recommend a camera inspection of the sewer line to determine if any tree root damage has occurred. A damaged sewer line many times will flow water with no problems but a soon as solid waste is put in the line it backs up. A damaged main sewer line is one of those hidden repairs that can be very expensive. NOTE - We recommend that if your buying a house over thirty years old get a camera inspection of the sewer line to be sure it's in good condition.
